Only 1,291 existing homes in Lafayette Parish have been sold through July, which is the lowest total since 2016.

This year is looking to be one of the busiest in recent years for homebuilders in Lafayette Parish, data shows.

Through September the total number of newly built homes to be listed is at 945, up 15% from a year ago and the highest since 2021 when the real estate market exploded due to historically low interest rates, according to data from Bill Bacque with Market Scope Consulting.

The year could be the most productive for builders and sellers since at least 2017. The 746 newly built homes sold is up 11% from last year and made up 31% of all home sales in the parish, the highest since at least 2017.

The average sale price a newly built home in the parish last month bumped up to $331,856 last month but still keeping the average for the year at $314,871, or 4% lower than a the high-water mark of $329,365 a year ago, data shows.

Existing home sales, still on pace for the lowest in nearly 10 years, dropped 12% from a year ago. While the average sale price for the year is up 3% from a year ago, existing homes sold last month went for an average price of $256,301, the lowest monthly average since February, data shows.

Existing homes this year on staying on the market on average 12 days longer than a year ago, data shows.
